Explanation of the Multi-Par Bidding System
- This is the fairest way to sell property because bidders will have the opportunity to bid on the tract or combination of tracts they desire and may increase their bids all the way to the end of the auction.
- The system will show which bidders are in a winning position throughout the auction.
- Bidders will have the opportunity to bid on individual tracts or combinations of tracts at any time before the auction ends.
- Bidders who want to buy a collection of tracts that must remain together, such as contiguous tracts, should not bid on those tracts separately; rather, you should create and bid on them as a combination. Bidding on them separately may cause you to be left with outlying tracts while losing other tracts to other bidders.
- All tracts and combinations of tracts may be bid on by any bidder in the room at any time prior to the end of the auction.
- It will not be known who has won and who has lost until the auction is over, because additional bids will be accepted on all tracts and combinations of tracts until the auction ends. An incoming bid late in the auction may bring you back into a winning position. Because it cannot be determined who the final high bidders will be until such time as the bidding is closed, anyone who is or was a high bidder on any tract at any time during the auction is required to remain at the auction until the bidding is closed.
- The Auction Company expressly reserves the right to re-open bidding on each Tract until such time as all bidding has ceased.
General Statements
- Order of Auction: Tracts will be offered individually & in combinations to suit buyers.
- Possession: at closing.
- Taxes: The 2023 taxes will be prorated to the date of closing.
- Minerals: The Seller’s share, an undivided mineral interest, in, under & to the above-described tracts of land will be offered in our mineral auction scheduled for March 2, 2023.
- Registration: All bidders are required to register with valid form of ID and acknowledge and agree to auction terms & conditions. Absentee bidders who wish to authorize another person to bid/purchase on their behalf, please provide a letter of authorization. Contact the Auction Company for details.
- Terms: A 5% Buyer’s Premium will be added to the high bid to determine the purchase price. 10% of the purchase price is to be placed in escrow day of auction with the balance being due upon delivery of merchantable title.
